Q How are deposits and down payments held?
 
A Deposits and down payments are held in escrow pending closing by the escrow agent. The escrow agent is authorized to disburse to you all money you have paid prior to closing in the event of our failure to convey title.

Q What is the difference between a deposit and total down payment?
 
A A 10% initial deposit is required to reserve a parcel.  This 10% initial deposit is then applied towards your total down payment should you wish to finance your purchase. The total down payment includes the 10% initial deposit plus an additional 25% of the purchase price, which is due at closing. Should you wish to proceed, you first send a 10% deposit and then at closing you will be instructed to send the remaining 25%, if you choose to finance your purchase. If you do not choose to finance, you would first send a 10% deposit and then at closing, you would send the balance of the purchase price, equaling the remaining 90% of the purchase price.

Q What is the size of each parcel?

Q When do I receive title?
 
A Approximately eight to twelve weeks after closing (once the documents recorded with the Government of Belize) you will receive the original Deed of Conveyance/Indenture, Transfer Certificate of Title or registered Land Certificate. If your purchase is financed, we will send you documentary evidence of your ownership of your parcel(s). After the mortgage is satisfied, a Deed of Conveyance/Indenture, Transfer Certificate of Title or registered Land Certificate will be sent to you.

Q Can I have confidence and peace of mind when purchasing property in Belize?
 
A

Yes, you can have confidence and peace of mind when purchasing property in Belize. We want our purchasers to feel completely comfortable. Therefore, all purchase funds are held in escrow with a licensed attorney until closing has taken place.

 

If you are looking for a relevant Government office in Belize, please contact the Belize Government Ministry of Lands, located in Belmopan (the Capital of Belize) at 011-501-822-2331. All records are public information and are easily accessible. In addition, you may get further feedback from the Department of the Environment in Belmopan at 011-501-822-2816 and the Land Utilization Authority in Belmopan at 011-501-822-3419. Both offices are very familiar with our project.

When purchasing you receive fee simple title to your parcel. Belize is a British Commonwealth country and has a stable government with a growing economy.

Q What are the forms of payment?
 
A We accept Cashier’s Checks, Certified Checks or personal checks as forms of payment for deposits. For closing payments we accept Cashier's Checks or Certified Checks. Unfortunately we do not accept credit cards as a deposit or down payment for a parcel. Monthly mortgage payments, if applicable, may be made with a personal check.

Q Can I visit the property before purchasing?
 
A Yes, you are welcome to visit the property at any time before purchasing. Please email us or phone us to coordinate your trip so we may help you make arrangements to have someone show you around.

Q How many parcels may I purchase?
 
A You may purchase as many parcels as you would like. There is no regulation limiting the number of parcels purchased. If you are purchasing contiguous parcels, you may combine the allowable building square footage to build a larger home.

Q May I take title to a parcel in a corporate name?
 
A Yes, you may take title to a parcel in a corporate name. Please be advised that you must stamp the closing documents with your corporate seal.

Q Is it easy to purchase Belize real estate?
 
A Yes, it is very easy to purchase Belize real estate. The Government of Belize allows foreigners outside the country to own property in Belize. All titles are fee simple and title transfer is registered with the Government of Belize. We can also finance your purchase. Purchasers qualify for financing as long as the minimum down payment requirements are met. For a step by step guide through the purchasing process, please visit the Purchasing Instructions section and then fill out the Parcel Purchase Agreement noting the parcel(s) of your choice, we will then confirm your parcel selection(s) and walk you through the process.
